How many years experience do they have?
The PRDnationwide Coolum and Peregian team have well over 30 years collective experience among them. Our Senior Property Manager Louise began working with us 10 years ago while Property Manager Lanthe has been providing exceptional service to our landlords since 1996. The most recent addition to our property management team, Megan commenced with our office just over a year ago.
How many properties do they manage?
Experience counts as does having a specific Property Manager looking after your investment. Members of our team are assigned specific properties to oversee, meaning that your dedicated Property Manager has an intimate knowledge of your investment and its uniqueness.
What formal training have they undertaken?
Due to increased litigation and legislation requirements, it is essential to choose an agent who knows the law. Our Property Managers are licensed and are continually attending ongoing training programs and seminars to keep up-to-date with changing legislation and market conditions.
What procedural systems do they have in place?
Our Property Managers use the latest in computer software management systems. Enabling you to receive detailed feedback from prospective tenants as well as thorough property inspection reports, including images. An online booking system allows prospective tenants to easily book online to view your property.
Is the agency a member of the Real Estate Institute of Queensland?
Since opening our doors in 1996 our office has been a member of this important professional association. Valuing professionalism and best practice we have always believed membership is essential.
How will they communicate with you?
We know that emergencies and accidents almost never happen from Monday - Friday. That's why our Coolum office is open 7 days a week. One of our staff is always on hand to assist and action property requests immediately. We pride ourselves on timely and transparent communication and keep our clients informed through monthly newsletters and detailed inspection reports.
When and how will you receive payments?
Your tenants pay rent fortnightly, in turn we believe our landlords should receive payments fortnightly. Of course, if you prefer monthly payments that can also be arranged.
How often are fair market reviews conducted?
Our Property Managers undertake a comparative market analysis of your property each time a lease is to be renewed. Ensuring your returns are maximised.
Do they offer any services free of charge?
The Real Estate Institute of Queensland standards allow for the following services to be charged for. We believe that the monthly fee charged, plus our commission covers these costs. We don't charge extra for organisation of maintenance, water meter reading or invoicing, insurance related matters (premiums, claim or cancellations), bank fees, advertising costs, photography or lease renewals.
