Property staging has seen a huge increase in popularity in Australia over the past decade and fans of home renovation/selling TV shows know that staging a home for sale is increasingly the norm for both seasoned and rookie renovators/sellers. It’s estimated that staging a home prior to sale can increase the sale price by a minimum of 5-10%.  On an average $700,000 home, that’s an extra profit of between $35,000 and $70,000.

The value of engaging a property staging specialist or ‘homestager’ is that they will have determined your market audience and have the experience to know how to stage your home to that market. They also bring a fresh set of eyes to the property – if you’ve lived in your home for a while, it’s likely that you may not notice if your home is cluttered or has a furniture layout that is not functional. A property stager can quickly determine what needs to be removed and/or added to your home to make it beautiful AND functional and appealing for your target audience.  

The cost of property staging will depend on a number of factors including the size and location of your house or apartment and whether it requires full or partial staging. If you have modern furniture, for example, it may just be a case of re-arranging the furniture to make it more appealing and adding some hired accessories, artwork and rungs to finish off the look. If your furniture is dated and showing signs of wear and tear, the property stager may recommend your furniture is put in storage and new furniture hired for the selling period.

Property stagers know the tricks of the trade to make your home stand out – how to make small rooms appear bigger, how to take the focus off less attractive areas in your home, how to create bright spaces and what colours will work best in your home.

During the consultation they will provide advice on how you can maximise the appeal of your home for prospective buyers should you wish to style your home yourself.
