Junee Property Factsheet 1st Half 2018
The Junee property market recorded a median price of $249,500 for houses in the 2nd half of 2017, signifying 6.4% annual growth. This suggests real capital growth as over the same period of time (2nd half 2016 - 2nd Half 2017) the number of house sales also increased, by 5.9%. Junee Shire LGA recorded a median price of $250,000 in 2nd half 2017, which represents a 9.2% annual growth. Overall this presents Junee as a more affordable option in the Riverina area and in comparison to Metro areas in NSW, but with strong positive growth.

Q1 2018 Key Market Indicators – New South Wales
New South Wales wins the gold award for most improved number of first home buyer loans for the period of September quarter 2016 - September quarter 2017, reporting an extraordinary growth of 70.9%. This is an unexpected result considering the comparative prices between Sydney and other capital cities, however it is an encouraging sign for the state as it shows that current land release and first home buyer policies are working. Furthermore, New South Wales takes out the silver award for the highest number of first home buyer loans for the September quarter 2017, registering 6,775 first home buyer loans.

Believe it or not… New South Wales’ (NSW) home loan affordability decreased at a slower rate in comparison to Victoria, -1.5% versus -2.0% respectively, over the past 12 months (to June 2017). This is the first time this has happened in 3 years, potentially suggesting a shift in unaffordability in Melbourne and the return of sustainable rate of price growth in Sydney. Junee Research Factsheet 2nd half of 2017
Junee has experienced strong annual price growth within the market, of 10.3% for house and 37.9% for vacant land up to 1st of 2017. Likewise, the wider Junee LGA is experiencing strong growth of 14.5% for houses and 20.0% for vacant land. For those wanting to enter the property market this suggests that both Junee and the larger local government area is an affordable option to capital cities, without compromising on positive growth.
