Top 10 Reasons to Live in Kyogle

Come for a day, stay for a lifetime.

It’s no secret that we love Kyogle, and we love being a part of this amazing town, which many consider to be the hidden gem of the Northern Rivers. Most residents would readily agree that we live in a very special part of the world, but if you need some convincing as to why Kyogle is such a great place to live, here are our Top 10 reasons to buy or rent real estate in Kyogle.

The Country Lifestyle

Kyogle’s population of around 2700 people means that it’s big enough to cater towards most people’s needs, though small enough to keep that friendly and safe country vibe. With a nice balance of in-town homes as well as sprawling rural properties, there’s something for everyone.

Most people would agree that the pace of life is a bit slower in Kyogle, and that suits most residents just fine! The air is fresh, the views are spectacular, and most traffic jams involve cows, not cars.

The Friendly Community

It doesn’t take long in Kyogle to start seeing familiar smiling faces as you walk around the town. A Saturday morning visit to the weekly Farmers’ Markets is a perfect time to catch up on all the town’s happenings as you pick up fresh produce and enjoy a bit of local music. Or why not stop in for a coffee with a friend at one of the many delicious cafes dotted along the main street?

There’s also a great variety of active community organisations, including the CWA, a Men’s Shed, Community Kitchen, and much more.

Facilities and Services

Kyogle really does have almost everything you need – we have a hospital, medical centre and chemist; high school, two large primary schools plus many rural small schools, and a choice of preschools and daycares; a variety of shops including a modern IGA supermarket; Visitor Information Centre; community cinema; a police station; fire brigade; swimming pools; vet clinics; train station; and plenty of places to enjoy a delicious meal.

Location, location, location

Kyogle may feel tucked away from the rest of the world, but we’re actually quite conveniently located if you don’t mind a windy road! Many residents easily commute to Lismore (35 minutes) or Casino (25 minutes) for work, and we’re just a stone’s throw from Brisbane (just over 2 hours), Gold Coast (1.5 hours), or the beaches of Byron Bay, Ballina and beyond (just over an hour).

Climate

The weather in Kyogle is often beautiful, with hot summer days perfect for a dip in a local swimming hole, to chilly winter’s nights by the fireplace followed by pleasantly sunny days. We also get a healthy dose of rain – about 1250mm annually – which is great for farmers and gardeners alike.

Natural Beauty

We’re not called the ‘Gateway to the Rainforest’ for nothing! Spectacular natural beauty awaits in the World Hertitage-listed Border Ranges National Park, Toonumbar Dam, nearby Mount Warning, many creeks and rivers, breathtaking lookouts, as well as the rolling hills and verdant paddocks that make our region so beautiful. Even in town, you’ll often see a wallaby hopping along the street or any number of colourful birds dotting the trees and power lines.

Sports and Activities

For those that like to keep active, there is plenty to keep your body fit and heart racing. There are a number of organised team sports, including rugby league, rugby union, soccer, netball and more, as well as a bowling club, golf club, and tennis courts. For the more adventurous, there is an exciting new mountain bike track, and a BMX park next to the ever-popular skate park. For those who like to go at their own pace, there’s the swimming pool facilities, community gym, new outdoor exercise equipment, and a number of playgrounds for the kiddies.  Classes available include yoga, pilates, jazz and ballet dancing, belly dancing, and circus school for both kids and adults.

Creative Pursuits

Just because we’re country, doesn’t mean we don’t have culture! Kyogle has a thriving creative scene, with a large multi-purpose hall used for a number of performances and events, art galleries, and groups for writers, musicians, drama-lovers, crafters and artists. And many would find the distinctive Art Deco facades of the main street an artwork in itself, especially in contrast to the natural beauty of Fairymount in the background.

Events

There’s always something on the calendar in Kyogle, with a full schedule of events at any time of the year. There’s the annual Kyogle Show, the newly-reinvigorated Fairymount Festival, a weekly Farmers’ Market, monthly Bazaar Markets, yearly Billycart Derby, regular theatrical & musical productions, school events, and other events for holidays and cultural celebration.

Affordability

You’d think a place as great as Kyogle would come with a hefty price tag, but you’d be wrong – at least for now! The average house price is $255,000 – well below the national average and very attractive for city folk looking for that elusive tree change and a more affordable lifestyle.

For renters, the average house is $270 per week, though with vacancy rates at less than 1%, this also presents an excellent opportunity for investors to enjoy very attractive yields (5.4% for houses and 9.1% for units).

Whether you are looking to purchase real estate in Kyogle as a resident or an investor, now is an excellent time to buy – before everyone else discovers the best kept secret in the Northern Rivers.
