Strong Demand for Marina Berths

With the strong demand for marina berth rentals, the Port of Airlie development in
Airlie Beach has found an increased interest in purchase of this asset class from
investors. Port of Airlie introduced rare 90+ year subleases for the berths in 2013
which have appealed to investors and boat owners seeking long term security of
tenure in the region.

“The strongest interest from buyers has been in the larger 20-30 metre sized berths
which can accommodate both mono and multi hull yachts” says Port of Airlie Sales
Consultant, Mr Alan Robinson. The design of the marina berths means that Port of
Airlie can meet the requirements of the new generation of multihull with an individual
berth, specifically suited to that style of yacht.

Mr Robinson says, “we have been going to boat shows and listening to what people
want and tailoring the berths to meet the market. We’ve sold 44 berths in the past 18
months and most of these have been the larger berth size. As soon as we build
them, we sell them as the demand is very strong. Multi berths are attractive to
monohull owners wishing to generate additional rental income by sharing their berth.
Resale values of these berths are only expected to increase due to the ever
increasing number of sailing and power multihull yachts being built and purchased.”
Rates of sub-leasing have increased since the introduction of the 90+ year sub lease
and for the investor there are opportunities to gain strong rental income on all berths
residential, retail and maritime precincts. The berths are three-phase powered, water
serviced and offer secure swipe card access to each marina arm.
