The Queensland border announcement has been made. Our borders are open now. With that, we expect an influx of inquiries for both selling and renting properties here in the Whitsundays.
Many buyers have been waiting for that announcement so they can get up here and start to look for their home in the Whitsundays.
An accurate indicator of a market starting to improve and on the move is when the developers start to come into town and look around for sites.
They see it as an excellent place to roll a dice to get a development underway.
There's got to be some time frame there that they see that the market will stay relatively buoyant. By the time they go through the application process for their development, get approval, take it to market and ultimately settle, the market needs to be holding steady through that time.  
There’s some attractive things happening to show that developers are coming back to town and that they are sniffing around.
We've got a couple of sites looking like going under contract, and a couple of sites coming to market. So, exciting things are starting to happen here right now.

In other news on the development front, the Whitsunday regional council has given preliminary approval for a 12-story building height over at the Port of Airlie.
That is also a vital sign that the council is relatively pro-development at the moment, which can be a contentious issue that always has been here in the Whitsundays.
Interestingly, they seem to be on the front foot when the developers are starting to look to come back to town now.
They're anticipating a change to the local planning scheme in other news. So that will be interesting to see what happens with that in 2022.
