In comparison to the Caboolture 1st Half 2018 Research Factsheet, which reported an annual (Q1- 2017- Q1 2018) price alteration of 2.6 % (House) and 10.9% (units), properties in Caboolture have experienced a softening and is now more affordable for first time home buyers.

The Moreton Bay Local Government Area (LGA) recorded median prices of $465,000 for houses and $325,000 for units, signifying annual (Q3 2017- Q3 2018) price growth of 1.1% and -7.1% respectively. The Caboolture market proves to be more affordable compared to the LGA, for both houses and units. This will open doors for first home buyers and investors to lock in a long term real estate asset with a great purchase price.

Median rental prices have decreased over the past 12 months to Q3 2018 in Caboolture, by -2.9% to $340 per week for houses and by -1.7% to $285 per week for units. Caboolture is slowly becoming a tenant market due to the new supply of residential housing in the area. This is great news for tenants seeking more affordable options to rent compared to Brisbane Metro. However, investors should not be discouraged, as the rental yield in Caboolture is at 4.6% (house) and 5.3% (units), higher than Brisbane Metro (3.8% and 5.0% respectively).
