Gold Coast City Council
In the past 5 years to 2025, Gold Coast City Council saw 54.3% growth in median house price, with an average growth of 10.9% per annum.
Although the market saw a slight softening from its peak in Q3 2025, Q4 2025 median house price remained elevated at north of $1.3 million. This is nearly double the median house price in Q4 2017. Sales are lower than the peak activity observed in 2020–2021 (approx. 2,500–3,000 house sales per quarter), but 2025 sales remain strong, at around 1,900–2,000 sales per quarter. The same pattern can also be seen in the unit market.
Gold Coast City Council plans to see approximately $9.8B of projects commence in 2026, adding 5,890 units, 644 townhouses, 25 dwellings and 1,318 vacant lots.
In Q4 2025, 4+ bedroom houses and 3+ bedroom units provided the highest annual rental growth, of 38.9% and 12.5% respectively; at a median rental price of $1,250 and $900 per week (respectively).
Tweed Shire Council
In the past 5 years to 2025, Tweed Shire Council recorded a 44.9% growth in median house price, or an average annual growth of 9.0%.
Q4 2025 median house price reached a new record high, making Tweed Shire house prices on par to that of Gold Coast LGA. House sales declined by -17.7% to 1,557 in 2025. There is an undersupply of houses, which combined with lower interest rates in 2025 have supported more price growth.
The unit market saw both the median price and sales volume peak in Q4 2025. Average growth per annum for the past 5 years is 10.0%, slightly higher than the 9.0% recorded for houses. With a more affordable price point, this creates an opportunity for buyers.
Tweed Shire LGA will see approx. $1.0B projects in the 2026 pipeline. This will add 154 units, 13 townhouses, 18 dwellings and 78 land lots, which is not enough.
4+ bedroom houses and 3+ bedroom units recorded the highest annual rental price growth, of 19.8% and 10.4% respectively; at $1,150 and $850 per week.
