Cutting through the noise: Opportunities in a shifting market

The latest Australian Economic and Property Report from PRD shows the changing property market in the current economic climate of the 2nd half of 2026.

Cutting through the noise: Opportunities in a shifting market

The 2026 air is significantly different than 2025. This time last year, a frisson of excitement was felt throughout; thanks to three cash rate cuts. Now, we see frustration and cautiousness, with multiple headlines of “doom and gloom” and “warnings”.

The percentage of family income that Australians must now spend 50.9% to cover the monthly mortgage. This is a peak and is higher than the 30% mortgage stress level as identified by the ABS in 2022.

Reflecting on how current economic conditions and Federal Budget 2026 are impacting property and real estate; PRD Chief Economist, Dr Diaswati Mardiasmo says “In the real-estate world, we are seeing this translate into longer days on market and, in some specific areas, a softening in median house/unit prices. That said, this is likely to be a period of adjustment rather than a one-size-fits-all. Different markets, suburbs and property types will respond in different ways”.

Market variation, combined with conflicting headlines and economic uncertainty, can make it difficult to separate genuine opportunities from market noise.

What can we do, against all this noise? How can we confidently move forward?

Why This Report Matters

This report helps cut through conflicting market headlines and gives agents and consumers a clearer view of the forces shaping Australian property. At a time when affordability has declined, buyer confidence has softened and housing prices are moving differently across markets, the report shows there is no single story for Australian property and that opportunities still exist depending on location, property type and individual circumstances. For PRD agents, it provides a credible national research foundation they can combine with local market knowledge to help buyers, sellers and investors understand what broader conditions mean for their property decisions.
