Protecting Your Rental Property from the Elements

We’ve had some wet and wild weather lately, which isn’t uncommon for this time of year, but it raises the issue of protecting your investment from storms, heavy rains, and other damage from natural causes.

Though some freak storms can cause unpreventable damage, basic maintenance to your rental property can prevent some of the more common issues, including water leaks,

We recommend that landlords arrange for the following at least once a year: clean out gutters & downpipes, trim trees, unblock drains, and ensure clear access to the property (especially important for rural properties).

It is also important to fix any broken or damaged gutters, downpipes, roofs, doors, windows and louvers as they are reported.

Our Property Management team does their best to check for signs of any potential hazards in your rental property, though as we can only do a visual inspection of easily accessible areas, you may wish to arrange for an annual building and pest inspection

As the landlord, you are responsible for house/building insurance. It is a tenant’s responsibility to pay for contents insurance to cover their personal belongings.

In the event of a natural disaster seriously impacting your property, it is generally the landlord’s responsibility to pay for any repairs. Our Property Management team is happy to assist in arranging repairs as well as an insurance claim if applicable.
