Preparing for Fires

With summer only just beginning and a number of fire emergencies continuing to threaten the region, it is important to have a plan for not only your own home but also your investment property. Here are a few tips below:

Check your insurance policy

Many people assume they’re fully covered in the event of natural disasters, but it’s always best to read the fine print and ask specific questions about your policy to ensure you don’t risk a rejected claim. If you are starting a new policy, also be aware of waiting periods, as some policies may not cover you within the 24-72 hours.

Get the gutters cleaned

Don’t expect your tenants to clean the gutters as many are not able to do so. Arrange for your gutters to be cleaned regularly—at least every six months or more often if there are lots of trees around.

Tidy up the garden

Whilst tenants must keep the lawns mowed and weeds down, you can’t expect tenants to do major maintenance on the garden. We highly recommend that landlords regularly arrange for trees and shrubs to be pruned and excess green waste removed from the property. This is especially important if the block has large trees with branches overhanging structures.

Check your smoke alarms

It’s not just important to ensure your rental property has working smoke alarms, it’s also the law—landlords can be fined for not having properly functioning smoke alarms in their rentals. Take the guess work out of your smoke alarms and get Smoke Alarms Australia to arrange compliance inspections, servicing, maintenance  and even replacement of your smoke alarms for the fully tax-deductible fee of $99 a year. A current compliance certificate is a requirement for most insurance policies and also helps ensure the safety of your tenants.
