Smoke Alarm Testing Service
We've partnered with SATS to provide our landlords with a superior smoke alarm testing service and ensure legislative compliance with their property.
Changes to NSW Legislation commenced on 23rd March 2020, with amendments to the Residential Tenancies Act 2010 and Residential Tenancies Regulation 2019, requiring NSW Landlords to take greater responsibility and to ensure that they provide a higher level of safety in rented properties.
Landlords are responsible for the maintenance of all smoke alarms, but the PRD Northern Rivers property management team has teamed up with SATS to ensure all of our properties are compliant with new legislation.
This service will take place of the previous smoke alarm compliance service we offered to our clients, and we believe the change in service company will help ensure quicker response times and greater customer satisfaction.

Breaking Down the New Break Lease Fees
As of the 23rd March 2020 when the revised Residential Tenancies legislation came into effect, there are new mandatory rules for fees chargeable if a tenant breaks their lease for all agreements signed after the 23rd.
For a fixed term agreement of 3 years of less, where the tenant ends the agreement early, mandatory break fees may apply based on the stage of the agreement. If it applies, the set fee payable will be:
• 4 weeks rent if less than 25% of the lease had expired
• 3 weeks rent if 25% or more but less than 50% of the lease had expired
• 2 weeks rent if 50% or more but less than 75% of the lease had expired
• 1 week’s rent if 75% or more of the lease had expired.
It is important to note that these fees cannot be changed in the 'special terms and conditions' of the lease. The break fee does not apply if the tenant ends the agreement early for a reason allowed under the Act, such as domestic violence.
