Ramsgate Beach is a picturesque coastal suburb located about 16km south of Sydney CBD, in new South Wales, on the banks of Botany Bay. It offers a mix of residential areas alongside a relaxed beachside atmosphere with golden sands, calm waters, and scenic views.
Property Trends
In Q3 2025, Ramsgate Beach recorded a median house price of $1,960,000, and a median unit price of $791,500. This is an annual (Q3 2024 – Q3 2025) softening of -18.5% for houses and growth of 5.5% for units.
Sales declined by -8.3% (to 33 sales in Q3 2025) for houses and increased by 39.2% (to 174 sales in Q3 2025) for units. The unit market is in high demand, aided by three cash rate cuts to date, a more affordable price point to houses, and low housing stock. This has stimulated price growth in the unit market, thus now is an ideal time for unit owners to capitalise on their investment. House prices are currently more affordable, which creates an opportunity for buyers to act.
Project Development
Ramsgate Beach plans to see approximately $456.8M of new projects commence construction in 2025 and 2026. Derby Street Apartments & Shops ($202.4M) is a major mixed-use project due to commence in the area. Approximately 519 units/apartments and 6 townhouses are planned.
Whilst there is a large supply of stock, it is mostly units. This will lead house buyers to divert their focus to units even more, which will push up unit prices further in the short run.
Rental Market & Growth
House rental yields in Ramsgate Beach were 3.3% in September 2025, higher than the Bayside LGA (2.8%) and Sydney Metro (2.7%) yields. This was paired with a 7.1% increase in median house rental price in the past 12 months to Q3 2025, at $900 per week.
At the same time, the number of houses rented declined by -3.3%, to 29 rentals in Q3 2025. The same pattern occurred in the unit rental market, suggesting an undersupply of rental homes in Ramsgate Beach. This is beneficial to investors, especially with a more affordable median house price (thus, entry price) in Q3 2025.
Vacancy Rates & Property Investment
Ramsgate Beach recorded a vacancy rate of 1.3% in September 2025, lower than the Bayside LGA’s 1.7% average but on par with Sydney Metro (1.3%). Vacancy rates in Ramsgate Beach decreased in the past 12 months, indicating a tighter rental market.
Further, a 1.3% vacancy rate is well below the Real Estate Institution of Australia’s healthy benchmark of 3.0%, which suggests quicker occupancy of rental homes. This creates a conducive and sustainable environment for investors.
