Hurstville Property Market Update 2nd Half 2026

Hurstville is located 16 kilometres south of Sydney CBD in the St George area of Sydney. It is well connected, with excellent public transport links and offers a wide range of parks, schools, and amenities. The suburb’s offering, mixed with modern apartment complexes and charming family homes, makes Hurstville an ideal family location.

Property Trends

In Q2 2026, Hurstville recorded a median house price of $1,900,000, and a median unit price of $777,500. This represents an annual (Q2 2025 – Q2 2026) median price softening of -9.5% for houses and growth of 2.3% for units. Between Q2 2025 – Q2 2026 total house sales decreased, by -34.8% (to 30 for houses in Q2 2026); but unit sales increased, by 13.9% (to 156 sales in Q2 2026). Houses in Hurstville are currently more affordable, which is not unusual for a blue-chip suburb during a higher interest rate environment. This creates more opportunities for buyers. Conversely, the unit market is in high demand, most likely due to buyers being priced out of the house market. This has assisted in maintaining price growth even with higher cash rates in 2026.

Project Development

Hurstville will see approximately $465.3M of new developments due to commence construction in 2026. Of this, 552 units/apartments and 3 townhouses are planned, which will assist with current demand. However, without any new stand-alone houses planned, an undersupply is expected, which will push up prices for all property types.

Rental Market & Growth

House rental yields in Hurstville were 2.6% in June 2026, relatively on par with Georges River LGA (2.8%) and Sydney Metro (2.9%). This was paired with a 23.3% increase in median house rental price in the past 12 months to Q2 2025, at $900 per week. The number of houses rented also increased, by 10.0% in the past 12 months, to 44 rentals in Q2 2026. This suggests a highly demanded rental market in Hurstville, which is beneficial to investors.

Vacancy Rates & Property Investment

Hurstville recorded a vacancy rate of 1.3% in June 2026, on par with the Georges River LGA 1.2% but lower than the Sydney Metro 1.6% average. Vacancy rates in the past 12 months have decreased, indicating a tighter rental market. Moreover, a 1.3% vacancy rate is well below the 3.0% benchmark, suggesting quicker occupancy of rental homes in Hurstville. This is a conducive environment for investors, as the median house sales price (thus, entry price) has decreased in the past 12 months to Q2 2026.
