Karratha Property Market Update 2nd Half 2026

Karratha is a vibrant town located in the heart of the Pilbara region of Western Australia. It is known for stunning red desert plains, rugged coastlines, and mining and energy industries. Karratha offers a unique blend of natural beauty and modern infrastructure.

Property Trends

In Q2 2026, Karratha recorded a median house price of $785,000, and a median unit price of $540,000. This represents an annual (Q2 2025 – Q2 2026) price growth of 15.4% for houses and 13.1% for units. Between Q2 2025 – Q2 2026 total sales have declined, by -42.0% (to 58 for houses in Q2 2026) for houses and by -48.0% (to 13 sales in Q2 2026) for units. The house and unit market is undersupplied, which created a buffer against cash rate hikes in 2026. This suggests that now is an ideal opportunity for owners to capitalise on their investments.

Project Development

Karratha will see approx. $397.5M of new projects due to commence construction between 2024-2027. There is new residential stock in the pipeline between 2023-2027 of 120 units/apartments, 17 townhouses, and 48 dwellings. The new supply of ready-to-go stock will assist with current demand. This can encourage more sustainable price growth. That said, construction of new houses and units does take time, with current challenges in the industry. Thus, in the short term, more price growth is highly likely.

Rental Market & Growth

House rental yields in Karratha were 9.7% in June 2026, on par with the City of Karratha (9.7%) and higher than Perth Metro (3.6%). This was paired with a 3.6% increase in median house rental price in the past 12 months to Q2 2026, at $1,450 per week. The number of houses rented also increased, by 28.8% in the past 12 months, to 76 rentals in Q2 2026. There is high demand for rental properties in Karratha, which is beneficial for investors looking to enter the market.

Vacancy Rates & Property Investment

Karratha recorded a vacancy rate of 0.8% in June 2026, higher than City of Karratha 0.2% and Perth Metro 0.6% average. Vacancy rates in the past 12 months have increased, due to more investors entering the market. That said, a 0.8% vacancy rate is still significantly below the 3.0% benchmark, indicating quicker occupancy of rental homes in Karratha. This continues to benefit investors, even with a higher median house and unit sales price (thus, entry price) in the past 12 months to Q2 2026.
