Hi, I’m Annette Neil from PRD Whitsunday with this week's e-update.

There's been a lot of talk lately in our area about the lack of rental properties.

It's become quite a problem and quite a topic on social media.

There's a lot of information out there. There are many opinions probably outside of the information that some are correct, and some are not.

I thought I'd bring you some facts and tips if you are looking for a rental property.

There is no doubting that there is a real shortage of available properties compared to the volume of people seeking properties.

There are a few reasons for this we're seeing a massive influx of people wanting to move to the Whitsundays.

As you can imagine, the weather here is pretty glorious.

The other reason is we are seeing a lot of owner-occupiers purchasing rental properties and moving in.

That's reducing the number of properties on the market, thus increasing the demand and supply pressure.

So short of building more properties, we know there's a massive amount of builds on already, however, that will take some time, so other than that, what can you do to put your best foot forward if needing to rent a property?

Sometimes we're looking at a home that might have up to 20 applicants on the property, so we know only one application will get the property, and it's going to be, you know, 19 people that are going to miss out.

The owner has the final say on who goes into their property.

The way to put your best foot forward is to make sure your application is 100% complete.

Please don't bring it in or send it through unless you have attached all the required information.

Let your referees know that we will be calling to check on your references.
Ask your previous rental property agent to make sure they're prepared.
Ask them for a copy of your ledger and let them know that we'll be in contact again to get it pushed through as quickly as possible, things like rental history, if you've got pets, etc.

There are so many things to be considered with an application, so be prepared, and remember at the end of the day it’s the owner of the properties decision on whom is accepted.
